Subdivision Procedures

If you would like to subdivide your land, make a boundary adjustment or strata subdivide it is important that you use MasterPlan Enquirer to check if the subdivision you wish to make is permissible on your property. Councils DCP has outcomes and controls that you should meet prior to preparing any documents for lodgement.

When you are familiar with Councils DCP controls and you feel you can satisfy them you should prepare the appropriate documents for lodgement and make an appointment with Councils Assistant Development Officer on 9970 1674.  Your application will have a preliminary check and when the application is accepted as complete it will be notified, referred and the Development Assessment will begin.

Once a Consent is issued for a subdivision it is important for the applicant to understand and follow the consent as it reads just like any other consent. The consent is broken into parts A to G. There will be conditions in parts A to E  that need to be satisfied prior to lodging an application for a Subdivision Certificate.

Section F in the Consent requires an Application for the Subdivision Certificate.  To enable Council to prepare the Subdivision Certificate the applicant should compile the appropriate documents required by the consent and complete the application form, make an appointment with the Assistant Development officer on 9970 1674. Once the application has been checked the application fee and Section 94 contributions (if required) are to be paid.

Council will then begin the process of checking the application to ensure that the documents submitted satisfy the consent. A Subdivision Certificate will be created and relevant documents such as plans, administration sheet and covenants or restrictions will be signed and returned to the applicant ready for lodgement to the Department of Land & Property Information (formerly Land Titles Office).
