Property Flood and Estuarine Levels
The information provided on this web site is to provide customers, where relevant, with flood and/or estuarine levels pertaining to a parcel of land that has been identified in flood and estuarine studies. This information can be used to determine flood planning levels for development on the site. It may be necessary to carry out independant detailed studies in some instances.
The information available from Council was determined using numerical modelling and interpolation for the purpose of planning only.
Property owners and applicants may need to seek their own professional advice on flood levels, particularly where there is a high degree of variability of ground levels across the property. For instance, even if high hazard is present on only part of the land, Council's information indicates that the whole property is affected by high hazard.
An applicant with a property outside the Primary Floodplain Area will need to assess whether local flooding affects the property, and other related flood information by seeking professional advice.
Given that Council is seeking to have the best available information through the process of updating of its flood studies, Council's flood information on the website will be updated from time to time to reflect the outcomes of these studies. It is possible that the Council holds further information dealing with the flooding which has not been incorporated into the following advice.
Property Flood and Estuarine Levels – Climate Change (Sea Level Rise and Increased Rainfall Volume)
Council is currently incorporating the impacts of sea level rise and increased rainfall volumes (as a result of climate change) in all its Flood Risk Studies. New flood planning levels will be adopted progressively by Council as the information becomes available.
At its meeting of 01 November 2010, Council resolved to provide interim arrangements for minimum floor levels and emergency response planning levels for development applications submitted in currently mapped flood and tidal risk areas prior to adoption of these applicable Flood Risk Studies. Currently climate change (sea level rise and increased rainfall volume) development controls apply where intensification of development is proposed.
Intensification of development
For intensification of development, the flood planning level provided on the Property Flood and Estuarine Level Tool is no longer applicable as it does not incorporate climate change (sea level rise and increased rainfall volume).
Intensification of development includes but may not be limited to:
- an increase in the number of dwellings (but excluding dual occupancies and secondary dwellings);
- an increase in commercial or retail floor space.
