Flooding

Steep terrain and proximity to major stormwater drains and creeks make a property vulnerable to flash flooding. Flash flooding results from short intense bursts of rainfall and creates significant risk due to its great speed.  Low-lying properties close to the ocean or lagoons may also be flooded due to a rise in water level during severe ocean storms. 

If you are a builder, developer or a resident contemplating changes to your own property, it is important to take flooding into account. You should always check whether a development application is required. See the below links for further information.
